Although the houses in the photographs appear to be of the same property, they are NOT.
These are photographs of several properties that are owned by Gus Frangos shell LLC, Quinn Court Properties.
The houses are all similar in appearance- small white houses- and each and every single house is in the same condition.
Not one single case filed in Housing Court for housing code violations.
As a matter of fact, Gus Frangos was still renting the property at 7012 Quinn Court and 907 East 70th until just recently.
In 2012, two evictions were filed relative to these two properties. What kind of greedy slum lord is Gus Frangos?
The LLC - Quinn Court Properties LLC- owns 907, 913 and 917 East 70th Street and 7009-7015 Quinn Court.
The properties owned by the shell LLC were property tax delinquent for many years and only recently made the decision to pay their property taxes:

Property owned by the shell LLC - Quinn Court Properties LLC. Similar looking, small white houses- all dumps that should have been condemned and demolished.
The mortgage company sued the shell LLC and filed two foreclosures relative to Quinn Court Properties LLC.
One case requested a judgment for $123,725.01 and the other foreclosure case requested a judgment for $98,702.60- both cases named Gus Frangos as a defendant.
Both cases were settled and dismissed. The delinquent property taxes that were recently paid was nearly $15,000.
Why would the shell LLC not walk away, as it has for other property?
Why would the shell LLC want to pay it's financial obligation of over $200,000 for the above property?
GUS FRANGOS IS A HYPOCRITE SCAM ARTIST
There were two foreclosures filed against Quinn Court Properties and Gus Frangos, Case Nos. CV 11 766581 and CV 11 766519.
I believe one was for the properties on East 70th Street and the other was for the property on Quinn Court.
