GUS FRANGOS is President of the Cuyahoga County Land Bank.

Gus Frangos's salary is paid by the collection of delinquent property taxes.

Frangos wrote and passed legislation regarding delinquent property tax foreclosures, and he is praised for expediting the property tax foreclosure process from years to months.

Gus Frangos is a former employee in the Cuyahoga County Treasurer's office - which handles property tax collection.

Gus Frangos is also a hypocrite. 

A hypocrite who receives a paycheck from delinquent property tax collection.  A hypocrite who  wrote and passed legistlation  targeting others for failure to timely pay property taxes.  A hypocrite who worked in the couty treasurer's office - picking and choosing those that owed delinquent property taxes and selling them out to predatory tax collectors.

Gus Frangos is a hypocrite who does not timely pay his own property taxes and is / was tax delinquent on numerous properties hidden behind shell LLCs. 

The hypocrite Frangos shell LLC property is scheduled for delinquent property tax foreclosure auction on April 8, 2013.

Ladon Ruffin is Gus Frango's hired agent.  According to Ruffin's sworn testimony, Gus Frangos hired him to collect and hand over rent money relative to 1158 East 61 and other properties.  Below  is a copy of the court's order which specifically mentions property located at 1154; 1158; 1160 East 61st Street:

Despite collecting rental income, the property taxes have not been paid in years:

Gus Frangos has walked away from his financial obligations and has contributed to the foreclosure crisis himself.

No record of the mortgage being repaid and no property taxes paid on the rental properties.

This creates numerous conflicts of interest and is unethical.

If this property does not sell at the foreclosure auction on April 8, 2013, it will be rescheduled for sheriff sale on April 22, 2013.  If the second sale results in no bidders, this property will default to the Cuyahoga County Land Bank.  Talk about a major conflict of interest.

Attorney Gus Frangos would not sign the mortgage and agree to be financially responsible for repayment if he was not the owner of this LLC.

Frangos signed the mortgage documents as 'member'; however I believe he is the sole member of 1158 East 61st LLC.

Gus Frangos' shell LLC property tax foreclosure auction

I will call the sheriff's office later to see if Gus Frangos' shell property sold at auction yesterday.

I am not sure why the county has overlooked another one of Gus Frangos' shell properties which has been tax delinquent- for years.

I suppose the county is just picking on the little people that lack the ability to fight back and still playing politcs. 

The county knows that Gus Frangos can not afford to lose another rental property.

Gus Frangos' shell property located at 6311 St Clair has been tax delinquent for many years and never sold out to tax lien predators:

Gus Frangos named Ladon Ruffin as an agent for several of the self-created LLC's properties.

On September 15, 2011, Ladon Ruffin appeared in court and gave sworn testimony that Gus Frangos is the owner of the above mentioned properties and several other properties.  Ladon Ruffin swore under the pains and penalties of PERJURY that he worked for Gus Frangos to collect and hand over rent money- and that he last worked collecting rent  six months prior to the September 2011 court hearing:
