There is also some confusion between what is manufactured housing and what is factory built. There is no factory built homes in our market. There is no research into reducing costs, it about scheming to get the most money. There is a huge variance in the cost to build and the sale prices, call it profit. The traditional stick built homes are most expensive. The new construction in the city is standard quality and high quality priced.

It is not that complex, the relationship between low income and low cost is something that is being ignored. That is due to subsidization, basically the price is hidden within all the smoke and mirrors. Everyone can and should have unlimited access to what they can afford. How long can the losses be deferred? Subsidization of the cost of living function to meet the market. How long can that go on?

Government needs to define a living wage and a set of social necessities/obligations that wage will cover. The only subsidization should be of the truly dysfunctional and only on the income, the rest they would buy in the market.

Need is industry and they have built empires around it, it all hides the losses that will inevitably overwhelm society. The debt will rise and overwhelm society, we are seeing the signs of it already.

It is a systemic problem.

The city can use a factory to fabricate homes, to define modular homes and the process. If it undermines the housing industry then so be it. They are making profit on what is subsidized, that’s incorrigible isn’t it.

Affordable senior housing at $170,000.00 and housing for the homeless that look like market rate condos. Question that and it is as if you slapped Mother Teresa. Eventually people will see the difference between what is affordable and what is a luxury. To request efficient and sustainable and then ignore cost functions is very contrarian.

I know for certain if cost was the driver and not profit, it could be done intelligently. If people could get past all the preconceptions. The benchmark is a breakeven and the lowest point is relative. The cost has to be recovered overtime, there cannot be profit in low cost.
