Gus Frangos is in deep shit with his numerous conflicts of interest. I hope this serious conflict of interest causes him to lose his six figure salary- paid by the collection of delinquent property taxes. Gus Frangos shell LLC property - 1158 East 61st Street LLC- was tax delinquent for years with a tab of over $25,000 in delinquent taxes for 1154 & 1158 East 61st Street in Cleveland, Ohio. The over-inflated mortgage ( $175,000 ) that Gus Frangos signed for was never repaid. Gus Frangos signed the mortgage as 'Gus Frangos, Member of 1158 East 61st LLC'. Cuyahoga County filed a delinquent property tax foreclosure case against the shell LLC. Judgment was granted and the second and final sheriff auction sale was yesterday, April 22, 2013. There were no bidders. Now Gus Frangos' shell LLC - 1158 East 61st Street LLC - will be ordered into the Cuyahoga County Land Bank. Gus Frangos will again have control over the same exact property that he just walked away from and stuck taxpayers with the $25,000 bill. Gus Frangos former employer- Cuyahoga County Treasurer's office , Jim Rokakis, ignored the delinquent property taxes for many years while Gus Frangos was employed.

County records reflect that the mortgage of $175,000 was never repaid. No mortgage release in the fiscal office. Gus Frangos address in Hudson is used for the mortgage.

County tells delinquent taxpayers to pay up
Excerpt: Erie County commissioners Bill Monaghan and Pat Shenigo got a huge assist last year from Jim Rokakis, the former Cuyahoga County treasurer who currently serves as director of Thriving Communities Institute, which supports land bank programs throughout Ohio.
Rokakis helped establish the Erie County Land Bank and the state awarded the county about $473,000 to demolish abandoned structures on blighted properties. The county land bank program also puts teeth into the efforts to force delinquent property owners to make decisions about their properties and become responsible as land owners.
We never understood why other county officials were so reluctant previously to push people to pay what they owe in back taxes, but were glad that reluctance — whether it was personal or politics — was beaten down.
Gus Frangos needs to be removed from his position immediately.

How did the 'Dirty Dozen" get so dirty under Rokakis' watch?
Why were Gus Frangos' and Lou Frangos' delinquent property taxes on numerous properties ignored for many years?
Why in the world did Rokakis overlook TWELVE property owners that collectively owed the county MILLIONS?
To make the point and win some notice, the county released the "Dirty Dozen," a list of the top 12 tax dodgers who collectively owe the county $7.7 million.

Though Lou Frangos ignored my call, Gus Frangos did not. He once worked for his brother's company as general legal counsel. Gus told me he's never been an owner and has no knowledge of its financial situation.
REALLY? Really, this man is so clueless and he is in a position of controlling land and receiving county funds to run the land bank operation? No possible collusion will happen between Rokakis, now at Western Reserve Land Conservancy, and Gus Frangos, either?! I really believe that line.

I picked on Frangos in my first column on the Dirty Dozen because he develops properties in the critical downtown area and is an active player benefiting from the city's rebirth. I was also struck by the irony his delinquent property creates. His brother is Gus Frangos, who runs the county's land bank, a nonprofit agency that prepares forgotten properties for new life. The land bank gets money from recovered delinquent taxes.
Through tax foreclosure proceedings, the county won control of three other properties on the Dirty Dozen list. The properties have been transferred to land banks, one each in Cuyahoga County, Bedford Heights, and East Cleveland. The owners collectively owned $1.3 million. Though the county will never get the unpaid taxes, the properties will be put to a better use. It's likely that more Dirty Dozen properties will land in the land banks.

was first green lighted, then shut down. The Land Bank has compiled over 400 properties in East Cleveland for developers to have - at a price. Unless you are related to Gus Frangos - then you get the family deal. Google Steve Pontikos REALNEO.

lawsuit has stifled administrative foreclosures....how inconvenient! How is the Land Bank expected to bring in the $$?? Will
give them more money in 2021? Nice gig that it has absolutely no oversight by design!
Whole streets in East Cleveland have been claimed by the Cuyahoga County Land Bank - Houses that were owned outright by African American families - NO mortgages - these were sold as tax liens by Frangos and Rokakis while at Cuyahoga County Treasurer's office. Often for as little as $500 in unpaid taxes...while Frangos' brother Lou never bothered to pay taxes - the Land Bank ran a story about it - when he finally did decide to cough it up and acted like he was a hero for paying the delinquent fee (that funds the Land Bank) http://blog.cuyahogalandbank.org/.../cuyahoga-county.../
